Over the years, we have sought to make CityRealty the perfect resource for anyone seeking to purchase an apartment in New York City. However, from a practical perspective, we have found that there are some types of buyers who prefer not to use our services. These include:
- Buyers who refuse to work with a buyer's agent and prefer to do all of the work on their own. Considering that there is no cost to use a real estate agent and all of the benefits that a buyer will realize by using one, we have never understood why anyone would not want to work with an expert. Nonetheless, there is a segment of buyers who prefer to waste hours upon hours scheduling appointments and dealing with dozens of listing agents directly. Simply put, if you do not want any help in buying an apartment, then we cannot help you, no matter how much we may want to.
- Buyers who have unrealistic expectations of the market. On occasion, buyers will be disappointed with us because we cannot, for example, help them find a three bedroom apartment on Central Park West for $250,000. We can only help you buy what is currently on the market. We cannot create new inventory at a different price point. Over the years, the New York City real estate market has proven to be very efficient at setting prices based on actual supply and demand, so please understand that pricing is not something that we, or any other broker, has any control over. With this said, for obvious reasons many buyers who are new to the market may not be familiar with current pricing. If you are not sure what the market is like, please call us and we would be more than happy to discuss current pricing trends with you.
