Finding the right real estate agent for your needs is not necessarily an easy process, particularly in a diverse real estate market like New York. Without CityRealty, finding the real estate agent is like finding a needle in a haystack and few people would consider this to be a good use of their time. To illustrate what your odds would be of finding the right agent using numbers, consider the following hypothetical analysis of 60 real estate agents:

Off the top, approximately a third (or 20) will not be available (too busy, on vacation, etc.). That leaves us with 40 agents.

Of the remaining 40, about 25% are either just on their way into the business or, even worse, on their way out (let's be realistic - there are many agents who should not be in real estate). Obviously, you want to steer clear of these folks and this leaves us with 30 agents.

Of these, roughly half (or 15) will generally work as listing agents representing sellers and as such are not the best agent for you, as a buyer.

Of the 15 remaining, most specialize in particular neighborhoods or apartment types. Considering that there are approximately 10 or 12 such major distinctions in Manhattan alone, this would leave you with one or maybe two agents that might be able to help you.

So, in summary, in order to find the one buyer's agent who would be able to best help you, you would have to contact approximately 60 different agents. This one-in-sixty odds is comparable to the Detroit Tigers beating the Yankees for the American League championship.
