This very handsome 12-story apartment building was erected in 1915 and converted to a condominium in 2008.

The handsome building, which is now called the Merrion Condominium, is on the northeast corner at Broadway and it also has an address of 2400 Broadway.

The building has a light court a few feet to the east of its two-step-up entrance that leads to a two-step-up vestibule. The entrance is directly across 88th Street from the garage for the Montana apartments.

The light-beige brick building has a three-story limestone base and rusticated masonry quoins. It has balustrated stringcourses at the 4th and 11th floors and a stringcourse at the 10th floor over arched windows on the 9th floor.

Kinlin Rutherfurd Architects are the architects for the conversion that was undertaken by 215 West 88th Street Holdings LLC, of which Philip Eisenberg is a principal.

The building, which has 98 apartments, has a 24-hour doorman, a concierge, a resident manager, a rooftop garden, private storage units, consistent fenestration, sidewalk landscaping and protruding air-conditioners.

Kitchens have Sub-Zero refrigerators, Bosch ranges, dishwashers and microwaves and baths have Kohler tubs.

Prices ranged initially from $760,000 for a one-bedroom, one-bath unit with 766 square feet on the second floor to $1,870,000 for a two-bedroom, one-and-a-half bath unit with 1,517 square feet on the 9th floor to $3,300,000 for a two-bedroom, two-bath penthouse apartment with 1,528 square feet plus 2,523 square feet of terrace.

The building is two blocks from a subway and cross-town service.
