Grosvenor House - 22 West 15th Street: CARTER'S REVIEW


This large midblock condominium building is one of the more attractive ones erected in the post-World War II era in Midtown South.

The area between 14th and 23rd Streets off Fifth Avenue is generally a mixed bag of older industrial and commercial buildings, many of which have been converted to residential lofts, but West 15th Street has a more residential character than most of the other sidestreets.

This 23-story, 134-unit building, erected on the site of two former loft buidlings, was developed by Philip Pilevsky and Alan B. Friedberg and designed by Schuman, Lichtenstein, Claman & Efron. It was completed in 1989.

It is notable for its solid balconies that give its façade a great deal of visual interest. Solid balconies are much more attractive and comforting than flimsy grills, at least for the acrophobic. The detailing on this project is quite fine and the building, which has a concierge but no doorman, has a nice lobby, a health club and a sundeck. It does not have a garage, but some of the apartments have fireplaces and some have double-height ceilings. There is also a roof garden.
