The Dillon - 425 West 53rd Street: CARTER'S REVIEW


With its zigzag building plan that creates many bay windows, the Dillon at 425 West 53rd Street is one of the city’s more striking mid-rise residential buildings. 

Designed by Smith-Miller + Hawkinson for SDS Procida.  It has 83 condominium apartments and was completed in 2010.


BOTTOM LINE

The Dillon offers interesting layouts in a very handsome and distinctive mid-rise building in a quiet midtown neighborhood close to the Theater District and not far from Central Park.


DESCRIPTION

The Dillon has quite a complex and attractive form. 

Its lower two floors are slightly indented and the top five floors are angled in pleated form.  There are 9 “pleats” in one direction at one end of the building and there are four in the other direction with angled balconies in the last section at the other end. 

At the street-level, the Dillon has diagonally patterned walls with large gates to the triplex townhouse units.  

On the top five floors, the building has very large windows, many of which can “pop out” several inches with double-x brackets on either side. Many of these apartments have north/south cross-ventilation.


AMENITIES

The Dillon has a concierge, a garage, a bicycle room, a residents’ lounge, a private dining room with catering kitchen, a children’s playground, a fitness center, a courtyard and garden and a storage room.


APARTMENTS

The building has 54 different apartment layouts ranging from maisonettes to penthouse duplexes and townhouse triplexes. 

All apartments have floor-to-ceiling windows and wide-plank flooring.

The open kitchens have white lacquer cabinetry, honed white quartz countertops, Liebherr refrigerators, Miele ovens and dishwashers.  

All units have Bosch washers and dryers. 

The townhouse units have Marvel wine coolers. 

Bathrooms have radiant heating in the floors and Corian countertops. 

Apartments 206, 306, 406, 506 and 606 are 565-square-foot studio apartments with an open kitchen and a 26-foot-long studio/great room. 

Apartment 203 is a one-bedroom apartment with 888 square feet and a 21-foot-long great room and a 30-foot, angled terrace. 

Apartment 309 is a two-bedroom unit with 1,078 square feet and a 20-foot-square great room with open kitchen and an island.

 

Apartments 202, 302, 402, 502, 602 and 702 is a two-bedroom unit with 1,115 square feet and a 23-foot-long great room with an open kitchen.

 

Apartments 305, 405, 505, 605 and 705 is a two-bedroom unit with a 31-foot angled great room that opens onto a large three-sided balcony.

 

Apartment 409 is a duplex, five-bedroom apartment with 2,274 square feet.  It has a 20-foot-long great room with an open kitchen and a bedroom/study on the lower floor and four bedrooms on the upper floor.

 

Penthouse 1 has 2,358 square feet and five bedrooms and is a triplex with a 21-foot-long roof terrace.

 

Townhouse 417 has a 2,746 square foot triplex with a 28-foot-long great room leading to a 37-foot-long terrace.  It has 4 bedrooms and a 17-foot-wide cellar.
