"This pre-war, neo-Georgian-style apartment building at 1160 Fifth Avenue on the northeast corner at 97th Street is six-stories tall and has a canopied entrance facing Central Park.

Broker & Resident Comments

"The building is divided between the A and B line which face the park and 98th street and the C and D line on the opposite side. Many of the C/D's are duplexes. The Duplex side is adjacent to St. Bernard's school and there is some noise from the school on the lower units. It is a J.E.R Carpenter building which opened in 1926. A classic Prewar coop it features beamed ceilings and classic prewar features. Buyers may finance up to 50%. There is a gym, a bikeroom, a five unit washer/dryer laundry room and white glove doorman service. The board is comprised of long time residents but recently changed its leadership and composition. The board takes a summer recess until September. The transfer committee will assemble adhoc to review candidates. There are financial requirements which involve post closing liquidity which generally are 2.5 times the purchase price however letters from employees which support income guarantee and or putting one or two years in escrow has enabled purchases in the past. Carnegie Hill and Upper East side have wonderful shops and restaurants and this is near the Central Park Reservoir and East Meadow Fields and the drive. Walk the dog, bike or run in Central Park. Easy access to the 6 train, the Cross town bus on 97th and the Q train at 96th and 2nd avenue."
