The 7-story commercial building at 111 Fulton Street on the northeast corner at William Street in the Financial District was enlarged to 10 stories and converted to a residential condominium building in 2007 by Leviev Fulton Club LLC of which Joseph Klaynberg and Lev Leviev are partners.

At one point, the project was being designed by H. Thomas O Hara and was anticipated to contain 289 apartments, but Karl Fischer is now the architect and the project will contain 163 apartments.

Apartments range in size from about 450 to 1,800 square feet and the average size is about 900 square feet. Studio apartments were priced initially in the low $400,000s.

The project is located between Dutch and William Streets and while there is considerable traffic in the area the location is also very convenient to public transportation.

The redevelopment project created a new center atrium whose floor area is deducted from the existing building and transferred to its top.

It is close to the former Keuffel & Esser Building at 127 Fulton Street that is being converted into 6 condominium apartments by Andy Kettler of 127 Fulton LLC.

It is also to the east of the planned Fulton Street Transit Mall along Broadway that is being designed by Grimshaw.

Mr. Leviev has previously been a partner with Shaya Boymelgreen on several large residential projects here such as 20 Pine Street and 15 Broad Street and this is his first development on his own here.
