59 John Street: CARTER'S REVIEW


In 2005, three floors were added by Broadway Management Co., Inc., to the former 9-story office building at this location to create a 74-unit residential condominium building to create setback penthouse apartments and add a distinctive roofline to the otherwise boxy building. Many of the penthouses have balconies and terraces.

The beige-brick building has a one-story, rusticated red-brick base and large white metal spandrels. It is one block north of the Federal Reserve Bank Building and it is across Pine Street from Zeytma, one of downtown s most colorful gourmet food stores and restaurants.

It is on the northwest corner of William Street in the Financial District.

The building, which is also known as 111 William Street, has a 24-hour concierge and fitness center and its large lobby at 59 John Streets has a media lounge that faces on a large garden.

Karl Fischer was the architect for the conversion.

Andr?s Escobar designed the interior spaces and bathrooms have handsome blue-green glass walls, soaking tubs with controls mounted on the side, and large stainless steel sink bowls mounted above cabinets and beneath very broad mirrors. Kitchens have very large black granite counters.

Mr. Escobar, principal of Montreal-based Andr?s Escobar & Associes, also designed interiors at 24 East 21st Street, 119 East 23rd Street and 59 John Street in lower Manhattan and 100 Jay Street in DUMBO.

In 2005, two-bedroom units plus home office units with two bathrooms started at about $1,195,000 and three-bedroom, two-and-a-half bath, corner units with 1,651 square feet and a foyer leaded to a long, angled gallery started at about $1,300,000. Studios were initially priced from $350,000 and one-bedrooms with a home office from $680,000.

Broadway Management is also developing Sutton 57 in midtown.

There is excellent public transportation in the area and this location is not far from Ground Zero and the South Street Seaport.
