Overview of Ruppert Towers 2 at 1619 Third Avenue

Ruppert Towers 2 is a 34 story, post-war condominium at 1619 Third Avenue in Yorkville, completed in 1975 and converted to condominiums in 2003. The 270 unit building was designed by Davis, Brody & Associates as part of the sweeping redevelopment of the former Jacob Ruppert Brewery site, a 22 acre urban renewal project that fundamentally reshaped the neighborhood. The brewery, founded in 1867, was taken over in 1917 by Jacob Ruppert Jr. (who also owned the New York Yankees) and closed in 1965, after which the city designated the four block site between Third and Second Avenues and 90th and 92nd Streets for redevelopment.

The tower reads as a fortress, clad in red brick with chamfered corners, vertical window strips, and dark metal spandrels. Davis, Brody & Associates brought a similar architectural vocabulary to their Waterside complex on the East River and River Park Towers in the Bronx, and critics have described the Ruppert complex as "complexly massed." Robert A.M. Stern's "New York 1960" noted the towers' "numerous chamfered corners and cantilevered elements," while the AIA Guide to New York City acknowledged the architects handled an "unfortunate program in a sophisticated manner." The stepped east west profile is monumental in scale, and the red brick masonry provides some warmth to what is otherwise an imposing presence.

Apartments range from one to three bedrooms, with many layouts easily convertible to add a bedroom. Many units feature hardwood floors in Brazilian cherry or Santos mahogany, renovated kitchens with granite countertops and stainless steel appliances, renovated bathrooms, and generous closet space including walk-in closets. Floor-to-ceiling windows are common, and high floor units offer sweeping views of the East River and city skyline to the south and east. Living rooms typically run 16 to 22 feet in length, and most layouts include a separate dining area.

The building is full service, with a 24 hour doorman, concierge, and live-in superintendent. Additional amenities include an on-site parking garage, health club with pool, landscaped rooftop terrace with BBQ, bike room, laundry facilities, valet service, and private playground. All utilities (electricity, heat, air conditioning, and water) are included in common charges, a notable feature for a Manhattan condominium. The building is close to the Q train on Second Avenue and the 4/5/6 lines at 86th Street, as well as Whole Foods, Central Park, and the East River Esplanade.
