   About Franklin Tower, 90 Franklin Street

Located in the heart of trendy TriBeCa, this 18-story art-deco brick tower was built as a bank in 1929 and converted into 25 sprawling luxury lofts between 1999 and 2001.

Despite its long history, it is probably best known soon after its conversion as the Manhattan home to pop icon Mariah Carey, whose triplex penthouse set her back a cool $9 million in 2001. Bob Villa, the home improvement expert, also took up shop here for a while before placing his high-floor 2,600 square foot pad on the market for $4.5 million.

The building has a large marble lobby with a doorman and a concierge. There is an electronic security system. The building has been geared for high-speed internet and cable access along with central air conditioning and custom climate control.

Interiors boast 10-foot ceilings with recessed lighting, oversized banks of thermal pane windows, double and quadruple exposures and good city or river views. Stainless steel kitchens are appointed with imported Boffi cabinetry and outfitted with center islands topped in polished stone. Bathrooms have Waterworks fixtures and have oversized glass steam showers and deep soaking tubs. All apartments come with washer/dryers.

The building, which rises without setbacks, has one apartment per floor on the 11th through the 16th floors and a total of 25 units that are serviced by three passenger elevators. The full-floor apartments have 23-by-33-foot living rooms that open onto 23-by-13-foot libraries with fireplaces and four bedrooms and maid's quarters that have a separate entrance.

Apartments range from 1,900-square-foot one-bedrooms to 2,600-square-foot two- to four-bedrooms to 5,000-square-foot floor-through lofts with four unobstructed exposures. Prices started initially at around $1 million and 2,600-square-foot units sold early from about $1.3 million to $2.5 million.

The building has no garage, no sundeck, no health club and no sidewalk landscaping.
