Overview

   About Miraval, 515 East 72nd Street

This very attractive, 39-story, 404-foot-high apartment tower was converted in 2006 to 360 residential condominium apartments.

It had been erected in 1986 by The Macklowe Organization as a rental apartment building with more than 400 apartments.

The red-brick building is distinguished by large clocks high up on its north and south facades.

The Macklowe Organization sold it in 2005 to C & K Properties, of which Meir Cohen and Ben Korman are principals, for more than $360 million.

The building has a particularly attractive facade that is modulated by its many balconies and excellent window treatments and it is on an attractive street east of York Avenue that overlooks the East River and Sotheby's, which occupies the east blockfront of York Avenue between 71st and 72nd Street. There is good bus transportation nearby and several medical institutions to the south along York Avenue.

This block dead-ends in a pleasant, curved overlook of the East River and there is a rather charming group of black-painted, low-rise buildings with red entrance doors further to the east of this tower.

This building has a health club and pool, garage, doorman, concierge, valet service, recreation room, bicycle room, private garden and storage space. It permits pets.

It was designed by Schuman, Lichtenstein, Claman & Efron for The Macklowe Organization.

David C. Acheson of Acheson Doyle Partners Architects, which designed a new rooftop dining facility for the Metropolitan Club on Fifth Avenue at 60th Street and has overseen the renovation of The Ritz Tower on the northeast corner of 57th Street and Park Avenue, is the architect for the conversion.

Plans on file with the New York City Department of Buildings by River Terrace Apartments LLC, of which James W. Sheehan is assistant secretary, indicate that floors 3 to 5 will have 17 apartments each, floors 6 to 12 will have 14 apartments each, floors 13 to 21 will have 11 apartments each, floors 22 to 30 will have 9 floors each, and floors 31 to 39 will have 5 apartments each. The telephone number listed for Mr. Sheehan is at C & K Properties.

The condominium conversion was associated with the Miraval spa that is near Tucson, Arizona, and residents reportedly will be offered organic meal plans and a network of “alternative healthcare healers.”
