A 7-story, 32-unit rental building in Long Island City’s Dutch Kills neighborhood is receiving its brooding dark-colored exterior. Situated at 25-11 38th Avenue, at the corner of 27th street, the building is being developed by Midtown-based Tamares Development and designed by RSVP Architecture Studio. According to the floor schedule, there will be 5 to 7 apartments per floor and a ground floor with a manufacturing space. There will be roof deck and a 15-car garage in the cellar.

Located several blocks north of Queens Plaza and south of Astoria, the surrounding area is peppered with light manufacturing uses but has seen a surge of new infill hotel projects. Closer to Queens Plaza, a number of rental buildings have risen, such as the Baker House, Q41 and the soon-to-come Arc. 25-11 38th Avenue should open by year-end.
