The cozy elevated community of Riverdale is getting a new 16-story, 43-unit residential tower at 3745 Riverdale Avenue. Simone Development is the developer working with the architects at Newman Design. Approved plans show that building will rise roughly 175 feet tall to the top of its mechanical bulkhead and will have ground-floor retail, 38 parking spaces and apartments above.

Positioned midblock amongst a vibrant stretch of shops, the vacant site is perched 180’ above sea level close to the crest of a hill. Back in 2013, Simone proposed to build an 11-story, 93,000-SF one-stop health care clinic. Those plans were scrapped in 2015 due to community concerns about the scale of the building, parking, and congestion.

The revised project will be slightly taller than the medical facility initially proposed, and is an as of right development, meaning it did not require any special approvals. In 2015, Guy Leibler, president of Simone Healthcare Development, told Crain’s that half of the 48 apartments will be one-bedrooms, and the rest will be two-bedroom units. At the time, it had not been decided whether the apartments would be rentals or condos. Simone Development, builder of the Hutchinson Metro Center medical complex in Pelham Bay, typically is focused on commercial properties but did develop One Hunters Point and Hunters View Condos in Long Island CIty.
Newman Design remains the architects onboard and renderings published on consultant’s website, CityScape Engineering, show a plain Jane design of brick, glass balconies, and metal spandrels. The building will be slightly setback from its streetwall, but at least there will be storefronts to keep the retail strip active.
