Closings have begun at 70 Vestry in Tribeca

Twelve of the 46 units at the Robert A.M. Stern-designed condo at 70 Vestry Street have now closed and been recorded in public records, revealing the high prices buyers are paying in a building that reportedly counts Tom Brady and Gisele Bundchen among its purchasers. The units that have closed thus far have an average price/ft² of $3,471 and an average sales price of $9.6 million.

To date, the most expensive sale recorded is the $12.9 million closing of unit 6B, a 3,242/ft² four-bedroom, four-and-a-half bathroom unit. The most expensive unit on offer in the condo was a $65 million duplex, the sale of which has yet to be recorded. Current availabilities range from a $7.95 million three-bedroom to a $23.5 million four-bedroom.

The apartments are designed by AD100 designer Daniel Romualdez. They feature windowed eat-in kitchens with custom oak paneling, Bardiglio Luco marble counters, Miele appliances and SubZero wine storage. Many homes have a family room adjacent to the kitchen, a dedicated service entry, and private terraces.

For those looking to get into the building, a handful of spreads are on the market priced at an average of $3,810 per square foot. A pair of three bedrooms on the third floor are priced at $7.95 million and $10.495 million apiece. Pricing for four-bedrooms start at $9.75 million. Several units have had their prices substantially increased and the total project sellout is now $747,770,000, according to the latest amendment filed with the Attorney General's office. In June 2016, the total projected sellout was $709,645,000.

The Related Companies-developed building has an enviable waterfront location. Bells and whistles include a gated porte-corchere, automated parking garage, a library, a children’s playroom, a pet spa, and a wellness center.
