About a year after Treetop Development announced plans for a new rental development in the South Bronx, new details have become available. The Real Deal announced the plans and revealed that both buildings will be a mix of market-rate and affordable housing, but the exact division has yet to be determined. Woods Bagot is the architect of record.

Recently filed plans for 414 Gerard Avenue mention an 11-story, 116-unit building with 4,200 square feet of retail on the ground floor. Select units will have private balconies, and building amenities will include parking, a bike room, and an outdoor terrace. Completion is estimated for 2020.
Across the street, 445 Gerard Avenue will rise above its neighbor at 14 stories. It will be home to 298 units, mostly one-bedrooms, above a 20,000-square-foot fresh food market. The building will offer one-site parking, a mail and package room, and an entire floor devoted to amenities. Completion is estimated for 2021.
