Recent site photos taken by CityRealty show facade work is now complete on citizenM Bowery (189 Bowery), aka the world's tallest modular hotel. A wrap up on construction should also be expected soon since the 19-story hotel features 300 rooms all pre-assembled by Polcom Modular in Poland. The 210 modular pieces arrived in New York in early 2017, but plans for the hotel have been around for nearly a decade.

In April, co-developers citizenM and Brack Capital Real Estate received an $82.5 million loan from HSBC for the 100,000-square-foot project. Stephen B. Jacobs Group Architects and Planners is serving as the executive architect.

When it opens this year, citizenM Bowery will offer its guests a fitness center, double-height lobby, cafe, lounge, public plaza, and cloudM, a rooftop bar with sweeping 360-degree views of the city. The hotel chain's only other NYC location is in Times Square, on the corner of Broadway and 50th Street.

Already widespread in Europe, modular construction is now gaining traction in NYC with projects like 461 Dean Street, the tallest modular structure in the world, and two new low-rise projects now underway in the Lower East Side; 193 Henry and 201 East Broadway. Handel Architects have also proposed a modular vision for Kushner Companies' 85 Jay Street in DUMBO. While the technology isn't necessarily cheaper, it is greener, safer, and cuts down on construction time.
And it's likely more modular projects will pop up as the city looks for innovative ways to meet its affordable housing goals by 2026. Last Thursday, the Department of Housing Preservation and Development issued a Request for Proposal (RFP) for a mixed-use modular building in East New York that is 100 percent affordable, marking the first RFP to explicity require modular construction.
