Over the past two decades, the Long Island City waterfront has transformed from a manufacturing district of decrepit low-slung buildings to a high-rise community overlooking new parks and the Manhattan skyline. Just a block south of the new Hunter’s Point South development and a NYC Ferry landing, a small-scale residential project has begun construction at 2-22 51st Avenue.
Pushed forward by Flushing-based FSA Capital, city paperwork shows an LLC linked to the developer purchased the 10,000-square-foot parcel in 2016 for $10.17 million. A single-floor warehouse was demolished to make way for the project and building permits were filed in early 2017.
The building-to-be will hold 10 apartments and ground-level retail across its five floors. The architects in charge are Angelo Ng & Anthony Ng’s Architects Studio who are concurrently juggling several LIC developments such as the now-selling Arcadia LIC and Arcadia 27. A rendering posted on the developer’s page shows white-colored masonry sections will be offset by dark metal and glass. Many apartments will have balconies and there will be an outdoor recreation space on the top floor. A recent visit to the site shows much of the foundation is already done and vertical construction is imminent.
