As exciting as things are near Brooklyn’s beaches, the borough does not have a monopoly on waterfront development: Eastone Equities has released the first renderings of its new project at 30-55 Vernon Boulevard, an assemblage of four lots on the Astoria waterfront, across from Manhattan’s Upper East Side. Permits have not yet been filed, but the plan calls for an eight-story mixed-use building with more than 14,500 square feet of retail space at grade level, 128 condos averaging 900 square feet, and 85 parking places. According to renderings, the apartments will have oversized windows and private balconies.

Upon completion, residents will be a short walk from the Astoria ferry stop and benefit from bus stops practically on the corner. Closer to home, the site is several blocks south of the retail, waterfront park, and school planned for the Halletts Point mega-development. Local attractions include Socrates Sculpture Park and Hallett’s Cove Beach.
