Fort Greene and Clinton Hill were among Brooklyn's first neighborhoods to be hit by brownstone buy-up craze of the 90s and 2000s. Now, at the border of the borough's most architecturally interesting neighborhoods, a 25-unit condominium conversion at 75 Greene is preparing to launch sales in the near future, according to a newly-launched teaser website.
In March 2012, the Roman Catholic Diocese of Brooklyn sold the Chancery of Catholic Diocese to an entity known as 75 Greene LLC for $5.84 million (per city records), and an adjacent empty lot sold for $1.99 million. Douglaston Development, the team behind 1N4th in Williamsburg, 325 Fifth Avenue in Murray Hill, and 555W23 in Chelsea, is at the helm of the project. Levine Builders, which is known for its renovation work, was the builder.

All one- through three-bedroom apartments have been carefully crafted with refined materials and a modern aesthetic. According to plans filed with the city point, the average apartment size will be over 1,400 square feet. Floors one through four will have four units per floor, and the top three floors will only have two apartments each. Select units will have private roof space, and amenities will include a landscaped courtyard, fitness center, package room, bike room, and storage.
Prices are not yet available, but an approved offering plan lists a sellout of $33.95 million. According to CityRealty listings, the median price for Fort Greene condominium stands at $1.538 million.
Additionally, four single-family townhouses related to the development are also under construction at 71 Greene Avenue, 370, 372, and 374 Clermont Avenue. Separate from the project, a single-family townhouse is envisioned for the lot at 69 Greene Avenue.
75 Greene is conveniently located between the Lafayette Avenue and Clinton-Washington Avenues subway stops. Fort Greene Park is only four blocks away, and cultural offerings like Brooklyn Academy of Music and Barclays Center are a short walk away.
