The Brooklyn-based developer Hello Living has built a prominent presence in the borough with a collection of 13 projects, including the newly launched Hello Albemarle luxury rentals in Flatbush - and now, their first Manhattan development is beginning to formulate. The firm has announced plans to launch Hello Broadway, a mixed-use development at 4650 Broadway in Inwood boasting 370,039 as-of-right buildable square feet. The site is adjacent to Inwood Hill Park, a gift to the city by John D. Rockefeller Jr. and designed by the Olmsted Brothers Firm, led by the son of Central Park’s architect Frederick Law Olmsted.
The mixed-use development will include 272 residential units, thirty percent will be part of the city’s affordable housing program, commercial space totaling 49,000 square feet and a community facility with 140,000 square feet. The same site is where a 15-story, mixed-use development known as Sherman Plaza was proposed but ultimately abandoned in 2016.

For the Hello Broadway development, the architect of record is GreeenbergFarrow and the residential units will come with one to four bedrooms featuring open living areas and triple-pane doors and windows. As with many Hello Living projects, the building’s façade will be lined with expansive terraces. According to Commercial Observer, the sale will close in April 2019.
