Currently occupying the site is a 4-story walk-up building erected in 1930, according to city records, and permits indicate the modest structure will receive a 79-foot addition creating an 11-story structure (129 feet high) with 32 residential units. The developer is Magnum Real Estate Group and the firm handling the design is Fischer + Makooi Architecture.

According to previous reports, the building at 813 Broadway was damaged in 2016 during construction of its neighbor at 809 Broadway - an office building topped with a pair of swanky condos which have yet to hit the market. Nearby at 799 Broadway, another ground-up project is in the works for a 12-story modern office building.

This stretch of Broadway is just south of Union Square in an area where preservationists have been attempting to extend the Greenwich Village Historic District to the east to contain stretches of University Place and Broadway. There was much criticism against mid-rise towers such as 809 Broadway, and also against a proposed addition atop 831 Broadway which was recently designated an official city landmark.
