Not long ago, many New Yorkers viewed Tenth Avenue as the street teetering at the edge of the developed world. Lying west beyond, was a sea of industrial buildings, a forlorn waterfront and the Hudson River. Then, the far west side’s lightly-traversed blocks were more often frequented by utility/delivery workers, adventurous clubbers and intrepid museum goers. Now, this endangered corner of blue-collar Manhattan is slowly being closed in upon by a new wave residential development.
Recognizing the westward progress of as-of-right residential development moving through Hell’s Kitchen, the Bloomberg administration in 2011 passed the West Clinton Rezoning plan that would allow mixed-use residential development to extend to Eleventh Avenue from 43rd to 55th street; and to better foster manufacturing uses west of Eleventh. Prior to the rezoning, large pioneering developments such as Avalon Clinton, Mercedes House and Gotham West won special approvals to rise in the area, and in turn brought stores and amenities palatable to future residents.

Now with new zoning in place and Manhattan dirt growing ever-scarcer, a bloom of rental and condo projects is filling in the neighborhood’s southwestern corner. The area bound by Tenth and Eleventh avenues, between 42nd and 44th Street is a natural progression of the transformed 42nd Street corridor, which yielded mammoth residential towers such as SKY, Silver Towers and Atelier. Additionally, thousands of units are also expected to come online in the Hudson Yards area just to the south. To keep pace with the area’s growing popularity, two new public schools, Public School 51 and the Beacon School have opened.
