In 2015, Long-Island based developers B Plus Realty filed permits to construct an 8-story, 14-unit building on a vacant lot at 2171 Frederick Douglass Boulevard, and now the Harlem project is finally underway, according to photos taken of the site yesterday. An email associated with the firm led us to unSPACE, a design studio who's website features the project's rendering. It differs only slightly from the schematic diagram placed on the now-active construction site.
The building's "panoramic" windows are a bold design choice but unfortunately, they won't offer views of anything except The Douglass across the street. And if the architects follow through with the gray and white panels, the design will clash with the surrounding brick structures.

The mixed-use project is set to hold 12,556 square feet of residential space and 1,276 square feet of ground-floor retail space. Floors 2 through 8 will hold 2 units each and they will be relatively spacious, with an average size of nearly 900 square feet apiece. It hasn't been announced if these will be rentals or condos.
Amenities will include a laundry room, seven bike parking spaces, balconies, and a private courtyard. Nearby destinations include Morningside Park, Best Market Harlem, Starbucks, and an eclectic mix of popular restaurants like Les Ambassades, Vinateria, and Harlem Tavern. The C and B train can be accessed just one block away at 116th Street.
The estimated completion date is the summer of 2020.
