The Fourth of July did not slow down the Manhattan luxury market last week – 20 contracts were signed at $4 million and above, according to Olshan's latest market report. For the fifth time this year, the top contract came from a co-op: 14C at 888 Park Avenue, a four-bed, four-bath spread asking $14 million. It's been on the market since February 2017 and although has a ton of lovely pre-war features, like a wood-burning fireplace and library, it needs a renovation. The second contract came from the Rafael Vinoly-designed 277 Fifth Avenue, where a 2,333-square-foot condo was signed for $12 million. Out of the 28 listings that have come on the market so far, only 7 are not in-contract.
As for closings, the most expensive sale came from sponsor unit #61B at One57, which was discounted (19 percent) from $29 million to $23.5 million. The Jeffrey Beers-designed residence spans over 4,000 square feet and was bought by Giri Chakravarthi of Hudson Pacific Capital Partners. According to The Real Deal, this is one of five recent sales that contributed to the supertall's best sales quarter since the end of 2016, and discounts given by Extell was certainly a factor.
