Two years ago, the international borders in the United States reopened after pandemic-induced lockdowns. Separated families and friends reunited in scenes right out of the beginning of Love Actually, and world travel has resumed with gusto: Despite inflation, New York & Company reports that consumers are prioritizing travel over other spending; additionally, the projected 56.7 million New York City visitors for 2023 including over nine million international visitors. The trajectory of international air bookings also shows a full return of bigger-spending international visitors to the city in 2024.

The return of international travel also makes pied-a-terres a more appealing prospect for international buyers. It is not unheard of for wealthy buyers to purchase a New York City apartment as an investment; however, the reopened borders allow for a better opportunity to enjoy this home away from home.

It is important to note that international buyers are not the only ones who recognize the value of pied-a-terre apartments. Earlier this fall, Aneel Ranadive, founder of venture capital firm Soma Capital, purchased a two-bedroom penthouse at the Ritz-Carlton Residences in NoMad. A source told the New York Post that he often travels to New York to meet with investors, and that a pied-a-terre made sense in this context.

Some buildings are more conducive to such an arrangement than others. A number of luxury hotels have incorporated several units for pied-a-terre use, often situated above the standard hotel rooms so as to make the most of views. The luxury pied-a-terre market is most prevalent in central Manhattan neighborhoods near Central Park. Their wealthy buyers are not just looking for a central location but a building that is outfitted with impressive amenities, thoughtful concierge services, and a building staff that provides a sense of security at all times. On-site restaurants, roof decks, and lounges, as well as spa and fitness centers, are also considered attractive perks.

Below is our list of the best luxury New York City pied-a-terre buildings that come with extensive bells and whistles such as an in-house chef, daily maid service, valet services, and more. So whether it be for a vacation or business meeting, your stay in your pied-a-terre will be an unforgettable New York experience.

The pair of twisting towers designed by Bjarke Ingels Group located on the West Chelsea waterfront is finally nearing completion. Work stalled on One High Line in 2019, but construction has resumed following Witkoff Group and Access Industries' purchase of the project in December 2021. Closings began in August and immediate occupancy is available for many units.

A key component of One High Line is Faena Hotel's first New York outpost. Details and amenities are not yet available but it is expected to open in the coming months. The Points Guy describes their Miami and Buenos Aires resorts as "more like mixed-use leisure districts than actual hotels."

The condos in the east tower will start above the hotel, the better to make the most of views of the High Line, the Hudson River, and the Manhattan skyline. In addition to a residents-only amenity suite, residents of both towers will have preferred access to Faena amenities and services.

685 Fifth Avenue has long been known as the Gucci Building for the fashion brand’s longtime presence in the retail and office floors. As it undergoes an expansion and conversion, it is about to embrace another luxury brand: Mandarin Oriental Hotel Group signed on to manage the residential component of the mixed-use building, which will make it the group’s first standalone residences in America. Existing stories have been renovated with the same high-end interiors and finishes as the apartments in the new floors added to the building.

All units come fully furnished with designer pieces, Mandarin Oriental mattresses and Frette linens in the bedrooms, and Acqua di Parma bath products, Dyson hair dryers, Mason Pearson hairbrushes, and Mandarin Oriental-branded toothbrushes in the baths. The developer has partnered with Daniel Boulud on a resident-only dining space, and amenities include a fitness center, spa with sauna, steam room, and treatment rooms, and rooftop terrace with pool, lounge, bar, and views of Central Park. Hotel-caliber services include concierge, housekeeping, personal training, personal shopping, and pet care.
