Nearly two years after the first phase opened, Lightstone Group's development at 365 Bond Street has transformed life along the Gowanus Canal. The $350 million, two-building complex has 700 rental apartments, an abundance of amenities, a new waterfront esplanade, and a public park.
For a limited time, the leasing office is providing new renters with one month of free rent on 12-month leases and $1,000 security deposits. Current availabilities include studios from $2,200/month, one-bedrooms from $3,200/month, and two-bedrooms from $4,500/month. Prices are the net-effective rent for the terms of the lease.

The light-filled residences are skillfully crafted by interior designer Mark Zeff, and accentuate the industrial casement-style windows. Kitchens feature quartz countertops, and bathrooms are outfitted with Kohler and Symmons fixtures. All units offer large windows, white oak floors, and Bosch washers and dryers.

Hill West Architects was commissioned to design the buildings, and firm partner David West says, "The project challenged us to find a sweet spot between edgy-industrial and Brooklyn-brownstone." The tiered massing rises at a human-scaled 5-stories along the brownstone-lined Bond Street, and then staggers upward to a 12-story, concrete and glass tower beside the canal. The motley exteriors, designed to resemble a series of warehouses, comprise weathered brick, raw concrete, and expanses of mullioned glass. According to the developers, design inspiration was taken from the Canal Saint-Martin neighborhood in Paris.

The second phase of the project at 363 Bond Street made its debut less than a year later, and current listings start at $2,430/month. The complex and surrounding landscaped park were designed with consideration to rising sea levels, and are built higher than the post-superstorm Sandy floodplain. The public esplanade, dubbed Gowanus Waterfront Park, was designed by Weintraub Diaz Landscape Architects and incorporates native plants and marshland vegetation.
Amenities include a living lobby and community center, inner courtyard, library with fireplace, residents' lounge, fitness center with yoga room, spin studio, and regularly programmed classes, indoor valet parking, roof deck, private dining room with gourmet kitchen, bike room, and storage. 365 Bond is just a few short blocks from the Gowanus Whole Foods Market, and its location between Park Slope and Carroll Gardens provides immediate access to both the R and the F train lines.
