The one thing it doesn’t really have is a distinct residential neighborhood feel - or does it? CityRealty compiled a list of 11 midtown rental buildings (and their current special offers) that are doing their best to make Midtown more homey.

Solari, the new 41-story rental tower at 42 W 33rd Street, stands in the shadows of the 102-story Empire State Building. Developed by the Torkian Group, designer Stephen B. Jacobs Group designed the tower to feature a glass façade, a masonry base and angled western wall allowing views to the west. There are 223 rental apartments spread across 182,556 square feet of residential space. The units include soaring 10’-12’ ceilings, rich engineered wood floors from Spain, kitchens with custom Italian Stevali cabinetry, imported Italian tiling, Caesarstone countertops, and stainless steel appliances. Master baths feature high-level finishes, including imported Italian tiling, custom Italian vanities with Caesarstone tops, Grohe fixtures, and Kohler tubs.

Amenities include a 40’ indoor spa pool, a Life Fitness Health Club workout, or a deep stretch in the yoga studio, a conference room and a golf simulator.

ARO is a 59-story post-war building designed for Algin Management by CetraRuddy. ARO’s distinctive facade features an innovative white-steel latticed exterior wrapping 426 luxury rental residences. The building offers 40,000 square feet of indoor and outdoor amenities as well as 15,000 square feet of retail space with double-height ceilings at the base. There is also attended parking. The building has earned several design awards, including the 2017 American Architecture Prize, The PLAN Award 2017, a 2015 SARA National Design Award and an Architecture Podium citation in the International Architecture Awards. The structure sits where the Roseland Ballroom once stood.

The SOM-designed structure is on the cusp of the growing Hudson Yards neighborhood which will include 240,000 square feet of curated, retail, restaurants and pop-up events as well as a two-acre public plaza. The Eugene overlooks Penn Station and is named after the late John Eugene Zucotti, a public servant and Brookfield chairman. The building has 844 studio to three-bedroom apartments.

Residences include floor-to-ceiling windows, wood flooring throughout, kitchens with stainless steel appliances, custom cabinetry, honed granite countertops and bathrooms with custom ceramic tile. Building amenities include a 24-hour attended lobby, LIVunLtd by Abigail Michaels concierge services, a LA PALESTRA Wellness & Fitness Center, Bluestone Lane Coffee Shop, a 2-Story Rock Climbing Wall, a regulation-size basketball court, Crash Pad Media and entertainment room, an arcade corner and golf simulator, a billiards room, a library lounge, a children's activity room, bike storage with a work station, a pet grooming station and private storage is available.

Summit, 222 East 44th Street
The Summit, at 222 East 44th Street, is located between Second Avenue and Third Avenue just two blocks away from Grand Central Terminal. The former parking garage site has been redeveloped into a 43-floor rental building by BLDG Management and designed by Handel Architects. The building will have 429 apartments in studio- to three-bedroom configurations.

The building's amenities will include a concierge, basement storage, pool, roof deck, children's playroom, lounge, fitness center, on-site parking, valet services, bike room, game room and a sport court.

Also designed by Handel Architects, 525 West 52nd Street gives a nod to the neighborhood's industrial history. Developers Taconic Investment Partners and Mitsui Fudosan America developed the two classic brick façade towers which rise to 13 and 22 floors. Located between 10th Avenue and 11th Avenue with a block-through lobby, the property has 392 rental residences with up to two bedrooms.

Units have large windows framing Hudson River or skyline views, and were crafted with high-end materials like Caesarstone, rich woods and honed mosaic tile. Building amenities include 35,000 square feet with a rooftop terrace, a fully-equipped gym with both indoor and outdoor yoga studios, a massage studio, and a sports lounge has a pair of golf simulators and custom pool tables. There is also a library stacked by the Strand, a screening room, and a pet care salon from Throw Me a Bone.

Sky, located at 605 West 42nd Street in Hell's Kitchen near Hudson Yards, is a 71-story residential rental that debuted in 2015 as the largest rental building in Manhattan with a whopping 1,174 apartments. Developed and designed by the Rockwell Group, some of the most standout features of this building are Sky Art’s impressive 10,000 square foot exhibition space, the building’s infinity-loop motor court feature a custom Yayoi Kusama-carved bronze pumpkin (one of the most Instagrammed pieces of art in NYC), the artisan-made chandelier in the lobby and more art scattered throughout the building, i.e. two of Kusama’s “Infinity Net” paintings, a fiberglass Kusama pumpkin positioned on the wall at the building’s fitness entrance and extravagant paintings like “Lead Paintings” by Gunther Forg, ”Sunset at Palm Marina” by Nezih Cavusoglu and “Irregular Curves” by Sol LeWitt.

Additionally, with a 70,000-square-foot membership club that features a fitness center, spa, indoor and outdoor pools, a lounge, and a regulation-sized basketball court, it is not surprising that Sky has attracted professional athletes like Noah Snydergaard, A.J. Ramos, Kristaps Porzingis, and Sasha Vujacic.

Nearly a year old, the American Copper Buildings look as though they are slow dancing on the East River and have more than 700 apartments in hundreds of unique layouts. Developed by JDS Development Group and designed by SHoP Architects, the buildings offer studios to three-bedroom rentals.

The units include SHoP-designed custom-kitchens with Miele appliances and marble bathrooms and the property boasts a 60,000-square-foot amenity package including a SCAPE-designed landscaped park, a porte-cochere that provides access to an underground parking garage, commissioned artwork, a rooftop infinity pool and indoor skybridge lap pool, the double-height fitness center with a climbing wall, the children's playroom and the residents lounge.

Yet another Handel Artchitects-designed midtown rental, House39 sits at the intersection of East 39th Street and Tunnel Exit Street in Murray Hill. The 36-story gleaming glass rental tower developed by Fisher Brothers, opened in 2017.

Units offer high ceilings, floor-to-ceiling windows, strip wood flooring, chef-style kitchens and in-unit laundry with Bosch washers/dryers. Building amenities include the 24/7 attended lobby and concierge, rooftop pool, fitness center, indoor and outdoor hot tubs, private driveway and onsite garage. There is also a mix of indoor and outdoor fun like game rooms and playgrounds, to a great lawn and cabanas.

Built in 2016, the Hudson Yards rental tower, 555Ten, has made the top 10 lists for NYC luxury rentals including Best Roof Decks, Best Indoor Pools and the Top 10 Rentals of 2017. The 56-story, SLCE-designed skyscraper has 600 units from studios to three-bedrooms.

The building amenities are spread throughout the building, but those on the 12th floor are set to a backdrop of the city skyline and include the building's health and wellness floor, a space offering an attended fitness center with a cardio area, weight room and a private studio for scheduled classes and individual use. The floor is also home to an indoor saltwater lap pool, changing rooms and an outdoor terrace. The building also has a double-height staffed lobby with a treatment from McGinley Design, and a suite of amenities known as 555PLAY which include a two-lane bowling alley, an arcade and a children's playroom. Throw Me a Bone is the on-site pet spa, offering grooming, play groups and visiting vet services. The rooftop clubroom sits 650 feet in the air and will open this spring with a skytop pool and sundeck, private cabanas, and an intimate lounge with indoor/outdoor areas.

The new TF Cornerstone 42-story rental building at 606 West 57th Street was designed by Arquitectonica. The property has 1,028 rental units, which makes it the second-largest residential property in Manhattan. The studio to three-bedroom units feature interiors by Rockwell Group, high ceilings and floor-to-ceiling windows with solar shades, select layouts have large foyers, home offices, private terraces or balconies. There is also in-unit laundry. Kitchens are in various layouts (open, galley, walkthrough, island) and offer caesarstone quartz kitchen tops, porcelain tile backsplash, stainless steel appliances and porcelain kitchen floor tile.

Amenities include an indoor package offering a fully equipped club and game room, a full-scale screening room, social staircase lounge and several spaces dedicated to sports and fitness including stretching, yoga, volleyball and even a regulation sized basketball court. There are also outdoor terraces with BBQ grills and sundecks, a rooftop theater and outdoor lounges. Other building features include bike parking, co-working space and a children's activity room. The property is pet friendly and also has a grooming room and additional space for other pet care necessities.
