Since the last week of January, the luxury Manhattan market has seen a steady 20+ contracts signed, but that all changed last week: 14 contracts were signed, meaning the real estate market has officially been hit by the summer slowdown, according to Olshan's latest market report.

The top signed contract was a $22.5 million penthouse at 6 West 77th Street. The 13-room co-op, which is in need of a total renovation, was sold by the estate of bestselling author Nancy Friday and overlooks the American Museum of Natural History and Theodore Roosevelt Park. It spent just two months on the market.
Last week's top recorded sales included a $10.6 million six-bedroom unit at the Robert A.M. Stern-designed 20 East End Avenue, and close behind, a $10.5 million four-bedroom unit at another new development, 160 Leroy. At the top of that building, a $51 million penthouse, #PHNorth, went into contract last October and is expected to close for $43 million in the coming weeks, making it the priciest home sold south of 14th Street. PageSix reports billionaire Michael Rubin, executive chairman of Fanatics and Philly 76ers owner, is the once-secret buyer.
