What is an HDFC Co-op?
HDFC units were created several decades ago as a way for tenants in poorly managed buildings to take control of the property and form cooperatives. The city sold these apartments to residents for a mere $250 a piece. Obviously they no longer trade for that price, but they do often sell for far less than what a comparable market rate unit in the same neighborhood would.Read More About HDFC Co-ops→

An unheard of price is being asked for this one-bedroom co-op located literally just steps away from Central Park. And while the apartment, being sold as is, needs some TLC and is on the fifth floor of a walk-up building, it has great character. Original doors, floors, beamed ceilings, and wood trim can be found throughout, along with exposed brick in the living room. Other features include a walk-in closet, high ceilings, and a kitchen with a Miele cooktop and colorful Spanish porcelain tiles. The building offers a laundry room in the basement. To top it off - the monthly maintenance is just $550.
Income Restrictions:

Over in Williamsburg, a charming two-bedroom co-op is being offered for less than $600K. It's located just off of the popular Kent Avenue on the waterfront.
Even better, the apartment was recently renovated, has features like hardwood floors and spacious bedrooms, and boasts a monthly maintenance fee of $700. The only kicker? It's on the fifth floor of a walkup. But hey, at least the height allows for some partial views of the Hudson River, Manhattan skyline, and Bushwick Inlet Park.
