Much has been written about the luxury of The Kent, a new high-rise from Extell at 200 East 49th Street on the Upper East Side, where typical two-bedrooms start at $2.733 million and a five-bedroom penthouse with a wraparound terrace just went on the market for $19.5 million.

However, CityRealty has learned that, in accordance with 421-a, the Beyer Blinder Belle-designed building will offer 21 affordable units for annual household incomes not exceeding 125% of the area median income. Studios will start at $340,000, one-bedrooms at $343,000 and two-bedrooms at $406,500. The dates of the lottery have not been announced yet, nor have further income and household size criteria.

All apartments will have interiors by Alexandra Champalimaud and will be filled with natural light streaming in from oversized windows. The kitchens come with custom cabinetry and integrated Miele appliances. Master baths are clad in Alexis Azul marble with Bianco Dolomiti accents and feature stepped ceilings, marble mosaic tiled showers, and separate soaking tubs. Residents have a choice of Ebonized or Brushed Oak hardwood flooring throughout the apartment and Ivory or Onyx color palettes for the kitchen. Closings are expected to begin at the end of the year.

The Kent’s three floors of amenities will feature such standouts as “The Sound Lounge” designed by Lenny Kravitz, “Camp Kent” children’s playroom and an outdoor play area, and a landscaped courtyard. In addition to the state-of-the-art fitness center, there is a 55-foot heated indoor swimming pool, men’s and women’s changing rooms, and Finnish saunas. Other amenities include a lobby lounge with a fireplace and bar, stroller valet, canine spa, and bike room.

The Kent is located one block away from the 96th Street on the Second Avenue subway. Its proximity to top public and private schools makes it an attractive option for families. It is a short walk away from Central Park and the neighborhood’s top restaurants and shops.
