According to our listings, the average rent in lower Manhattan, south of 30th Street is $4,145/month and there are 2,148 available apartments. Studios come in at $3,110/mo, one-beds average $4,034/mo, and two-beds at $5,080/mo. See average rental prices by neighborhood here. While these monthly rents come off as steep to some, we went a bit further and looked at the top 1% of apartments to find the priciest spreads available in every downtown neighborhood.
