Residential development along the Greenpoint waterfront might not be as widespread as neighboring Williamsburg, but the new 40-story tower at 21 India Street is setting a sky-scraping standard. Simply called The Greenpoint, it will host condominiums, market-rate rentals, and affordable rental units (available to qualifying New Yorkers only).
Condominium sales launched over the summer with some units priced under $1 million. Listing information on CityRealty shows the building's condos are currently selling at an average price of $1,555 per square foot.

Studio to three-bedroom units are available, and at least one unit has already entered contract (Unit #28C). Other listings start from $835,000 for a 550-square foot studio (Unit #28F) and the current highest-priced condo is a three-bedroom/three-bathroom on the 39th floor for $2.875 million (Unit #39A).
The market rate rentals have not yet launched but as 6sqft reports, the housing lottery has begun for the 140 affordable units inside the building. Income and family-size qualifications apply for these units, which start at $613/month for a studio up to $1,230/month for a two-bedroom.
