Both buildings have understated, almost banal exteriors that are wrapped in muted gray brick and punctuated by operable picture windows. 17 Convent has a staggered massing said to obey the angle of the street and meant to offer each home additional privacy and superior views. 52 Convent is fairly conventional in appearance and has a modern cornice at its roofline.

Straying from the orthogonal grid, Convent Avenue is one of Manhattan’s most interesting north-south arteries. Beginning at 127th Street, the two-way street meanders up a hill past City College and ends at 152nd Street and St. Nicholas Avenue. 17 and 52 Convent conveniently rise near City College and Columbia University and is a short walk from the A, C, B, D and 1 train’s 125th Street station. Local eateries and nightlife options include Maison Harlem, Showman’s Jazz Club, Sylvia’s, Red Rooster, Corner Social, and Michelin-rated Sushi Inoue.
There are not many ground-up condo buildings in the area but one recent development is Three Sixty Two at 362 West 127th Street. Last year, ten of the building's 14 condos closed at an average price per square foot of $1,170. The only listing left on the market is a second-floor one-bedroom with an ask of $770K, or $999 per square foot. Per our listings, there are 164 condos for sale in Harlem right now with one-bedrooms priced at a median of $689K and two-bedrooms at $1.049M.
