With the High Line more popular than ever and Hudson Yards on the rise, it is no wonder developers and designers seek to take advantage of West Chelsea’s 2005 rezoning to build near some of the city’s newest attractions. The Eugene and Abington House are recent attention-grabbing entrants, but Douglaston Development was one of the earliest to get in with Ohm, a 34-story luxury rental near the corner of West 30th Street at 312 Eleventh Avenue.
Designer Stephen B. Jacobs Group is known for its work on Hotel Gansevoort, and its design for Ohm was described as “a nightclub to call home” by The New York Times. Eco-friendly features such as filtered water, EnergyStar appliances, double-pane windows, natural gas boilers, and a green roof make the building as sustainable as it is stylish.

As great as the apartments are, the amenities are perhaps the most powerful draw for the young crowd Ohm seeks to attract. Its attended lobby is regularly transformed into a performance space for local artists. Upstairs, a 3,400-square-foot lounge has a fireplace, big-screen TV, billiards and card tables, and a 4,100-square-foot garden terrace overlooking the High Line. A 2,100-square-foot gym overlooks the Hudson River. While the 7 train extension is just a short walk away, Ohm offers several transportation options with a bike room, on-site parking, and free shuttle service. Additional amenities include a retro video arcade, valet services, and landscaped sky deck with green features and chaise lounge.
Leasing got off to a robust start in 2010 and has been going strong ever since. Of the current availabilities, studios start at $2,930/month; one-bedrooms start at $3,300/month; and two-bedrooms start at $4,775/month. All prices are net effective to reflect one month free rent on a new 13-month lease. The concession puts them below the Chelsea median rent of $3,335/month for studios, $4,275/month of one-bedrooms, and $6,265/month for two-bedrooms (per CityRealty data).
