HAP Investments have been dotting the city with small to mid-size residential buildings offering competive pricing. An affordable housing lottery launched at their 2338 Second Avenue project offering one and two-bedrooms priced from $1,900/month. Several years ago HAP debuted East Harlem's brightest new building at 329 Pleasant Avenue.

Designed by unorthodox thinker Karim Rashid, the Miami Beach-esque building is faced with lots of glass accented by soft pink and opaque turquoise balconies. Rashid's brighter original design drew a bit of criticism, and the colors were toned down to what we see today.

Despite being new construction, its 20 apartments are being offered at rather attainable rents. one month free rent. Studios start at $2,567/month; one-bedrooms start at $2,529/month; and a garden two-bedroom is available for $3,483/month. Some units, first listed this past January, market an incentive of one-month free rent for the second month of tenancy.

Mr. Rashid's distinctive style comes through in the design of the apartments and their imaginative floor patterns. Other features include open kitchens with Blomberg appliances, including dishwashers, and spa-like bathrooms. All apartments have an in-unit washer/dryer.

Prominent designers and developers are not the only ones who have taken notice of East Harlem. 329 Pleasant Avenue is around the corner from East River Plaza, which has attracted Costco, Target, and Planet Fitness. Several of the neighborhood’s popular restaurants and bars are just blocks away.
