The long vacant building at the corner of John and Dutch Streets in the Financial District is back, and a new collection of rental homes will perhaps breathe life into the notorious alley outside its doors. Formerly an office building known by its 45 John Street address, the 1908-built structure had a two-story addition in preparation for a 2008 condo conversion which, because of the financial crisis, came to a halt until the property was eventually foreclosed on, according to an article from last year.

Now, the building has reemerged as One Dutch and will (surprise!) go by its 1 Dutch Street address. Rising to 14 floors, inside are more than 80 contemporary rental residences designed to be warm and welcoming, but also intimate, with flexible layouts up to three bedrooms. Current listings from Town Residential show units are priced between $3,146 to $4,395 per month. The team is advertising the net effective rates, indicating a free-rent concession is likely offered.

According to Real Estate Weekly, the building offers a collection of seven penthouses, each with a private terrace, also available for rent.

The homes have ceiling heights between 9 and 10 feet, and the many windows come equipped with solar shades. There is a focus on sustainability, and One Dutch's newly launched website calls-out eco-friendly Tuscany wood floors and efficient HVAC systems. European kitchens have high-end finishes and appliances, including a Bosch oven and dishwasher, a Summit refrigerator and a GE range. Additional features include Quartz countertops and backsplashes, Euromobile cabinetry and Danze faucets. Some of the units have luxurious, sanctuary bathrooms with large tubs, dual sinks, a separate glass shower, and large mirrors and vanities.

Amenities are set to include 24-hour concierge, a fitness center and a roof deck, and the units are wired for Verizon Fios. Amenities beyond that are unknown, but the leasing team notes there are "high-speed amenities reminiscent of the fast-paced lifestyle of the Financial District that beckons outside."

The building sits at the corner of John Street and Dutch Street in a convenient downtown location near transit, the Brooklyn Bridge, Wall Street and the World Trade Center. One Dutch sits "tucked away on the 400-foot passwageway between John Street and Fulton Street." While the alley has been notoriously covered in scaffolding for years, perhaps the building will bring a new energy to the historic passageway.
