In recent years, Gowanus has experienced a comeback that most New York neighborhoods can only dream about. 363 Bond Street launched leasing in early July and has gotten off to a strong start. Specially commissioned artwork hangs throughout the 12-story, 270-unit building, and an offer of six weeks free rent on 13.5-month studio and one-bedroom leases; two months free rent on 14-month two-bedroom and terraced unit leases; and two months free rent on 18-month leases. Select leases can pay $1000 in security deposits, and the building also offers one month OP and a $500 American Express gift card.

Net effective prices for studios start at $2,260/month; one-bedrooms at $2,955/month; and two-bedrooms at $4,842/month. An extensive amenities package includes a live-in superintendent, roof deck, lounge, and laundry room.

The 430-unit 365 Bond Street was completed last year and expects 98 percent occupancy by the end of summer. Remaining market rate units are available with studios starting at $2,474/month, one-bedrooms starting at $3,189/month, and two-bedrooms starting at $5,121/month. All prices are net effective, indicating a rent concession. The rooftop terrace and interior courtyard offer an abundance of outdoor space; indoor amenities include a lounge, game room, and children’s playroom.

It is lucky that both buildings’ amenities also include a fitness center and swimming pool, because Gowanus Village is located just blocks away from popular neighborhood restaurants. Those who prefer to cook at home benefit from being a short walk from the Gowanus Whole Foods. Other area attractions include a waterfront esplanade, Royal Palms Shuffleboard Court, and Brooklyn Boulders Gowanus.
