When Long Island City was rezoned in 2001 to allow for greater residential development, it included development sites of all sized to keep the neighborhood from being overrun with high-rises and keep light in. A recent visit to one of those sites at 41-15 23rd Street revealed that construction of a nine-story rental is nearing completion. Developer Amir Haghani had the decrepit two-story homes formerly on-site demolished, and Queens-based architect Michael Kang designed the glass and metal façade of the new building. It will have nearly 1,500 square feet of retail space at grade level and 11 apartments on top. Amenities include a roof deck, lounge, exercise room, bike room, and storage.
Leasing of the studios through two-bedrooms has recently launched. All apartments offer high ceilings, oversized closets, and built-in Bluetooth speakers. Custom kitchens have stainless steel appliances, quartz countertops, and matching cabinets.
Availabilities start at $2,169/month for studios and $3,325/month for two-bedrooms. All prices are net effective to reflect a rent concession, one of several offered throughout Queens. This puts them below the median Long Island City rent of $2,395/month for studios and $4,157/month for two-bedrooms, per CityRealty data.

41-21 23rd Street is rising in a particularly bustling area around the Queensboro Plaza subway station, the first stop outside of Manhattan. The new building is only a few doors away from QLIC, one of Long Island City’s top 10 rentals, where current availabilities start at $2,207/month. The nearby, four-building Packard Square community offers contemporary homes, shared amenities, and listings starting at $2,033/month. And Tower 28, the current tallest rental building outside of Manhattan, has one of the city's top 10 indoor swimming pools and listings starting at $2,104/month.
