The Capri - 235 East 55th Street: CARTER'S REVIEW


This slender 46-story tower contains a dormitory for Marymount Manhattan College topped by 42 condominium apartments.

It was built in 2001 and developed by Arun Bhatia and designed by Costas Kondylis.

The school facility has its own entrance at 231 East 55th Street and the luxury apartments will occupy the top 15 floors and have their own entrance at 235 East 55th Street.

The college is located 16 blocks uptown on the Upper East Side and this dormitory will provide 112 suites for about 490 students. The $57 million project was financed in part by the college's $39.5 million share of the sale of tax-exempt bonds issued by the Dormitory Authority of the State of New York.

The tower has setbacks at the 9th, 21st and 32nd floors and is setback in a plaza. Its fa??ade has more glass coverage at the top and the building sports an attractive piered enclosure for its water-tank and elevator housing.

All the apartments at the top have corner windows.

The developer acquired the site in 1998 from the Solomon R. Guggenheim museum and acquired air-rights from an adjacent building.

The site is very convenient to the Midtown Business District and not far from Citicorp Center where there is a subway station. There is good cross-town bus service on 57th Street and there are many restaurants and stores in this neighborhood.

There is considerable traffic across the street at a post office facility and on Third Avenue.
