The actual number of rooms in your NYC apartment can make a big difference--both now for living, and later for resale value.NYC apartments and condos

Room counts and descriptions in listings can be confusing. Living rooms, bedrooms, and walled kitchens all count as rooms. This means a one-bedroom apartment with a living room and a kitchen has three rooms. A studio with a separate kitchen has two rooms. A studio with a pullman kitchen (a kitchen along one wall of a living area) has just one room.

Not considered rooms are bathrooms, walk-in closets, hallways and terraces.

Pre-war buildings tend to have bigger rooms, and more “extra” spaces like former maid’s rooms and pantries. Small spaces may be good when renovating to add space to existing rooms, though they can have added value as office space or for a new baby.

The actual number of rooms may be less important in loft-style buildings (like the Bleecker Tower in NoHo); they tend to feature more large, open spaces.
