The Best Apartments in Manhattan May Not Be Top-Ticket Newsmakers

In addition to the ceiling-shattering $100 million penthouse recently listed at millionaire magnet CitySpire, two more Manhattan apartments are vying for the dollars of real estate high rollers.

When it comes to real estate, value is nearly always subjective: One person’s dream house is another’s nightmare. That said, here are a few big numbers to throw around.

Top Ticket: The city’s priciest property at $100 million, the 8,000-square-foot – that’s $12,500 per square-foot – penthouse on the 73rd floor of CitySpire at 150 West 56th Street in West Midtown spans more than three floors, with wraparound terraces and views of just about everything you’d ever want to see from your apartment (via CurbedNY).

More Bang for Your Buck: Currently on the market for $25 million, apartment 71C on the equally lofty 71st floor of the Residences at The Mandarin Oriental Time Warner Center at 80 Columbus Circle in Lincoln Square will make sure you can keep an eye on the cityscape for only $7,891 per square-foot. If it’s three floors you’re after, a terrific triplex penthouse condo at 299 West 12th Street in the West Village will only set you back $30 million for 4,050 interior square feet – more value at around $7,407 per square-foot.

Top Ticket: The buyer of the 35th floor condo at 15 Central Park West will actually be getting two units combined for their $95 million. In addition to the jumbo combo size, the master bedroom looks out over Central Park, as does the master bath (the latter boasts an 8-by-8-foot south-facing window) (WSJ).

Stretch Your Dollar: Apartment 63 in the Dakota at 1 West 72nd Street, which is also in the Central Park West neighborhood and is in one of the city’s most famous residences, is one of the largest co-ops in the building, with eight windows directly overlooking the park. The asking price is $29.6 million; it’s a comparative bargain–you’re still getting loads of architectural significance and treetop vista action.

Top Ticket: At $95 million, the 5,078-square-foot Ritz Carlton duplex at 50 Central Park South with a glass-topped solarium that opens onto a terrace with park views will cost you more than $18k per square-foot (CurbedNY).

Better Value in Another Famous Hotel: If you’d feel right at home with the cachet – and amenities – of a classic NYC pre-war hotel, there’s a sprawling 4,652-square-foot combined condo (for a total of four bedrooms and six full baths) available in the Plaza at 768 Fifth Avenue in the same neighborhood for $25 million – more bang for your real estate buck at $5,374 per square-foot.
