Top NYC Buildings: Amenities Update

The latest in luxury perks atop NYC apartment buildings.

After an explosion of super-luxe amenities in the early aughts, premium services became a regular fixture in the fierce competition to entice buyers and renters. A recent addition to the indulgent extras arsenal: personal shopping access at two of Manhattan’s top fashion retail destinations, Barneys and Bergdorf Goodman. The Mark at 25 East 77th Street recently began offering personal shoppers and free delivery from both department stores. The recently-converted Carlton House condop at 21 East 61st Street offers owners V.I.P. access to Bergdorf’s stylists and private shopping at both stores. New condo conversion 22 Central Park South will be offering V.I.P. services at Bergdorf's, where on-call staff will provide personal shopping and at-home salon services as well as home design advice (in-home or via video chat) from the store’s decorating pros. Though the stores themselves offer similar services, developers are hoping that busy shoppers will appreciate the effortless experience of having the building concierge source their next benefit gala ball gown or Alexander Wang fix (via NYO).

This stylish mini-trend joins a raft of residential perks already in place. Among the most useful-sounding: The MIMA 500-unit rental tower at 450 West 42nd Street offers a “technology concierge” who’ll help set up A/V systems like cable TV and wireless audio and even come to the rescue when the internet goes kaput. The building also has a private Equinox fitness center, a catering kitchen, a tech center, a screening room and an internet cafe as well as 24-hour valet parking. Also among the latest crop of carefully-considered amenities is a children’s playroom at the condo conversion Sterling Mason at 71 Laight Street designed by the nursery school at the local 92nd Street Y. The highbrow playroom will feature reading and art stations for pint-sized creators and an area for nursing moms. Another building perk: an underground garage.

Across the East River, One Brooklyn Bridge Park at 360 Furman Street has a daycare center and the Wag Club, a pet spa where you can get Fido looked after, trained and groomed. Residents also enjoy access to a billiards room, a piano room, a screening room, a gym, a golf simulator and an outdoor putting green. TriBeCa’s 34 Leonard Street rental building also has a pet spa as well as a residents’ wine cellar and adjacent tasting room. The Victory rental apartment building at 561 10th Avenue offers a driving range and a three-hole putting green, in addition to a 3,200-square-foot fitness center with a basketball court and a 5,700-square-foot outdoor recreation space. The Aldyn condominium at 60 Riverside Boulevard offers a 40,000-square-foot athletic club and spa with a rock-climbing wall, a full basketball court, a bowling alley, a squash court, a golf simulator, training rooms, sauna and steam rooms, an indoor pool and an entertainment room with a test kitchen.

Of course, exclusive amenities are not a new concept: The River House co-op at 435 East 52nd Street (pictured) has offered residents membership to the ultra-private River Club since 1931. The 62,000-square-foot space gives residents access to restaurants, squash courts, a ballroom, a pool, tennis courts, a library, guest rooms and an ice skating rink.
