The Aldyn - 60 Riverside Boulevard: CARTER'S REVIEW


The handsome, 38-story Aldyn apartment building overlooking the Hudson River at 60 Riverside Boulevard at 63rd Street contains 297 apartments of which 169 are condominiums and 128 are rentals.

It opened in 2010 and was built by Extell Development, which also has built the Avery and the Rushmore just to the north and the Ashley just to the south. These buildings have all been designed by Costas Kondylis Architects, which also designed all the buildings for Donald Trump to the north on Riverside Boulevard. Mr. Trump sold the southern half of the Riverside Boulevard properties, known as Riverside South, in 2005 to the Carlyle Group and Extell. The Riverside Center buildings have been designed by Christian de Portzamparc, who has also designed a very tall mixed-use tower on West 57th Street for Extell.

Unlike several of the buildings erected along Riverside Boulevard, the Aldyn will not be twin-towered and is, in fact, asymmetrical with its tallest element on the south side of the tower. Like all of the buildings on the boulevard, however, it is setback at about the 11th floor.

The building has a very large "amenities" basement with 40,000 square feet of space that it shares with the Ashley, a 23-story, 209-unit rental apartment building just to the south.

That space includes a La Palestrina Fitness, Wellness and Spa Center, a 75-foot swimming pool, a 38-foot "rock-climbing" wall, squash courts, bowling alley, lounge, yoga, pilates and kinesis rooms, and a basketball court complete with scoreboard.

The building has a concierge, a doorman, a garage, an entertainment room with catering kitchen, a children s indoor playground designed by Kidville, a lobby and lounge designed by Roman & Williams, a private landscaped court designed by Mathews Nielson, private storage, and a shuttle service.

Apartments have tall windows and Brazilian cherry floors.

Rental apartments are on floors 2 through 10.

Kitchens have either teak or white lacquer cabinetry with integrated dish racks and paneled premium appliances from Smeg and Miele.

Bathrooms have double vanities, separate glass showers and teak-wrapped master baths with deep soaking tubs.

There are balconies on the southwest and northeast corners of the tower.

From September 21 to December 10, 2010, the building had a fashion showcase with a $25 admission that was a contribution to the CFDA Foundation Inc., a charitable initiative of the Council of Fashion Designers of America. The participating designs included Diane Von Furstenberg, Nicole Miller, Elie Tahari, Jeffrey Banks, Alabama Chanin, Liz Lange, Josie Natori and Richard Lambertson and John Truex for Tiffany & Co.

In an article in The Wall Street Journal, Josh Barbanel wrote that "As runways were being assembled for the launch of Fashion Week at Lincoln Center the other day, fashion designer Elie Tahari was three blocks away in a glass-walled condominium on the Hudson River looking over an installation of mid-century furniture and textured grass-cloth wallpaper."

"Down the hall," the article continued, "Diane Von Furstenberg, another big name in the fashion industry, was working on transforming a sprawling living room with river views into a complete studio apartment with a wavy striped brown-and-white rug, and a bedroom area just big enough to showcase her new designer collection of sheets and towels."

The article said that the showcase was organized to benefit HIV/AIDS organizations and breast-cancer research and was "also intended to launch sales at the Aldyn, a condo development that's hitting the market following a tumble in prices of new condominiums," adding that developer Gary Barnett already has decided to keep many of the units as rentals.

The building has one- to six-bedroom residences and condominium prices started at about $775,000 to more than $15 million and rentals ranged from about $3,675 to $21,000.
