Overview of Greenwich Court at 275 Greenwich Street

Greenwich Court comprises two virtually identical 11-story condominiums at 275 and 295 Greenwich Street in Tribeca, each occupying a full blockfront. Designed by Gruzen Samton Steinglass and developed by The Charles H. Shaw Company of Chicago, the buildings were completed in 1988 and together hold 261 residences. Their most distinctive feature is a set of rounded corners capped with exposed domed piping, a flourish drawn from the low domes of Cesar Pelli's nearby World Financial Center towers. Built in large red brick with green-framed sliding sash windows, the pair drew a famously backhanded assessment from Elliot Willensky and Norval White in the AIA Guide to New York City: "curved greenhouse cornices suggest a receding hairline; pipe grids at the roof corners read as trivial pursuits." The rounded corners did earn praise for easing the turn of the neighborhood's angled streets, and the twin blockfront configuration itself is a genuine rarity in the city outside of public housing.

Apartments range from one to three bedrooms, with many units positioned at corners to take advantage of wraparound windows and multiple exposures. Common features include hardwood or parquet floors, in-unit washer/dryers, marble bathrooms, and pass through kitchens outfitted with appliances from brands such as Viking, Miele, Bosch, Thermador, Sub-Zero, and Wolf. Most units include a deeded storage cage in the basement, approximately 4 by 4 by 8 feet. Select units have private balconies or terraces, and the building contains one original duplex floor plan with 16 foot ceilings, two rows of oversized windows, and a private terrace of nearly 200 square feet.

The building has a 24 hour doorman and concierge, along with a live-in superintendent. Amenities include a rooftop deck with Hudson River views, a landscaped courtyard garden, a fitness center, a laundry room, bike storage, and a recently renovated lobby and hallways. Pets are permitted, and pied-à-terre ownership is allowed. A capital assessment is in place through September 2027 for roof replacement and exterior restoration.

The location puts Whole Foods, Target, SoulCycle, and PS 234 directly across the street, with Washington Market Park two blocks away and Hudson River Park close by. The A/C/E and 1/2/3 subway lines, along with the N/R and the WTC PATH station, are all within minutes of the front door.
