Description

Pre-war penthouses in the heart of the upper east side are rare and very sought after, that is why they tend to be very expensive. Most of them, only come up for sales once in a generation, and are often in "estate conditions" when they do.

Although the numbers will tell you PhB is not a large place, the home never feels small. As a matter of fact, at 20.4’ x 13.4’ the living room even feels grand. Adding to the grandeur of the room are the 10’ ceiling height, and an elegant, marble-clad, wood-burning fireplace, with large window symmetrically place on either side.

It positively feels and looks like the UES penthouses you see in movies. Completing the movie-set feel of this the living room, are the double doors on the north side leading straight to the terraceAnd it is here that you fall in love with this gem.

At roughly 850sf, this is a large wrap around terrace. At that size, it is important that a terrace has a lot of lush, mature vegetation, and this has both.

However, careful attention was paid to make sure the vegetation is used strategically; it never blocks a view, unless there is nothing to look at, and it never obstructs the flow of terrace.

When considering a terrace, it is not all about the size, the layout is just as important. This terrace has not one but two separate areas big enough for dining. The current owners utilized that by making the smaller space their private outdoor dining area while placing an oversized 8-person dining table on the larger space for Covid-safe entertainment.

With this dining table AND the planters, there is still enough room for a game of Bocce (Jeux-de-Boules, if you prefer)

The remainder of the apartment is more efficient, but every bit as elegant. The Kitchen has all the required conveniences including a dish washer, but its best feature is a large window onto the terrace, making it perfect to serve food and drinks during frequent dinner parties.
The bathroom, also windowed, is your typical pre-war size and layout, but has elegant finishes throughout. But nowhere is the eye for spatial detailing more obvious than in the bedroom.

Thankfully, at 10.9’x 15.6’ this is not a small bedroom by anyone’s standard, and that is a good thing, as you left with sufficient room to walk around the bed in a room with 4 closets and a window seat, no small feat.
