Southbridge Towers, 299 Pearl Street

Southbridge Towers is a cooperative complex with four 27-story towers and five low-rise buildings that hold 1,650 apartments, ranging from studios to three bedrooms. Don’t let the buildings’ reserved exteriors trick you, for Southbridge offers a number of perks that few, if any, apartment buildings in Downtown can match. A park-sized private garden, the greatest of any co-op in Downtown and one of the largest of the kind in all of Manhattan, offers lamp-lit strolling alleys, a basketball court and a private playground, which is supplemented by an indoor toddler playroom. The grounds also offer ample sunshine and fresh air for every unit, a rare perk among the densely-packed skyscraper canyons of Lower Manhattan, as well as protected views of the skyline, the East River, cobblestone streets and masted ships at the South Street Seaport, and a direct view of the Brooklyn and Manhattan bridges. These vistas are particularly pleasant when seen from one of the buildings’ many loggia-like balconies, deep-set into niches to provide a sense of coziness and shelter from stiff river breezes.

The co-op maintains a close-knit sense of community with an on-site adult and senior center, as well as a such a broad list of events and activities that they require a dedicated calendar on the co-op’s website. The complex also features 24-hour security, on-site building management, and even emergency generators to keep the power going in case of events like hurricane-induced ouages. Residents may store personal possessions in dedicated storage lockers, while two garages provide ample parking.

Southbridge Towers sits in a prime Downtown location. The South Street Seaport across the street offers shopping, dining, cultural institutions, and events that include rooftop concerts at Pier 17. Vibrant neighborhoods of Chinatown and Tribeca lie within walking distance to the north. Residents that work in the Financial District may commute to the office on foot, while the nearby Fulton Transit Center connects the 2, 3, 4, 5, A, C, E, J, N, R, W, and Z trains, putting Midtown and Downtown Brooklyn within a 15-minute commute, and the rest of the city within convenient reach.
