Review of 277 Fifth Avenue by Carter Horsley

This handsome, 55-story tower at 277 Fifth Avenue on the southeast corner at 30^th Street was due for completion in 2019 by The Victor Group, Lend Lease and Shokai, the largest residential developer in Beijing.

It has been designed by Rafael Vinoly, who designed 432 Park Avenue between Madison and Park Avenues and 56^th and 57^th streets that was the tallest residential tower in the city when completed in 2016.

This 721-foot-high tower will have 130 condominium apartments and a commercial retail base.

According to an August 15, 2017 article in the Future New York section of CityRealty’s Market Insight reports, the “tower will become the tallest residential building on Fifth Avenue, usurping the title from fallen champion, Trump Tower.”

Jeffrey Beers International is the interior designer.

Bottom Line

The tallest close neighbor of The Empire State Building, this spindly, Indigo-colored, mixed-use tower with many apartments and a few double-height inset terraces may not be a SuperTall but it will very prominent when viewed especially from the south.

Description

The tower will rise without setbacks but a few cut-out, double-height loggias.

The vertical piers of light-weight reinforced cast concrete panels are fabricated in Finland in “a bespoke Indigo color.”

The building will have a large but narrow entrance marquee.

Each apartment has a corner exposure.

The entrance is on the sidestreet.  The lobby has silver travertine floors with Absolute Black granite accents and Bianco Dolomiti white marble borders and the walls are line with slabs of Absolute Black Granite in contrasting polished and flamed finishes, complemented by dark stained white oak paneled walls.  The white marble concierge desk is in front of a wall of leather panels with metal accent trim and a sculpture.  

Amenities

The building will have a full-time doorman, full-time concierge, a live-in superintendent, fitness center, a double-height library, an entertaining suite with bar and kitchen and a communal terrace on Fifth Avenue, a children’s playroom, a bicycle room, a vehicle concierge and a games lounge.

Apartments

Apartments have five-and-a-half-inch American white oak floors, white oak kitchen cabinetry, Calacatta Saccheli polished marble slab countertops, a suite of stainless steel Miele kitchen appliances and retractable ventilation hood, walnut bathroom vanities, floor-to-ceiling windows, and Bosch washers and dryers.

Bathrooms will have San Nicola marble tile walls in a honed finish and Bianco Dolomiti marble tile flooring, Kohler Kathryn sinks and Kaldewei Puro Duo steel enamel tub with Bianco Dolomiti marble slab tub deck and apron and heated floors.

The building will have three penthouses, each with ceilings of more than 13 feet.  Most apartments will have 10-foot ceilings.
