Kips Bay Towers is a 1,118-unit condominium complex that offers a degree of garden-surrounded privacy that few, if any, condos in Manhattan can match. Two 21-story towers sit within a three-acre, resident-only garden with lawns, strolling alleys, a basketball court, and a playground. A private driveway with a tree-planted parking lot is perfect for car-owning residents, while subway commuters may hop on the 33rd Street station of the 4 and 6 trains, located nearby on Park Avenue, and cyclists can make use of the bike lanes that run along either side of the complex on First and Second avenues, while storing their bicycles in the dedicated bike room. Other amenities include 24-hour doormen, concierge services, laundry rooms, a fitness center, and a room for community events. Most units are equipped with dishwashers.

 

The buildings were designed by the late and great architect I. M. Pei, one of the leaders of the mid-century modernist movement, in a Zen-like, minimalist style that comes alive in fine details (thin window spandrels, concrete notches, and piloti columns at ground level), and juxtaposes prettily against the lush tree canopy in the garden. The complex sits near neighborhood favorites such as Fairway, Trader Joe's, and the Kips Bay Movie Theater, as well as ample dining options.
