The 6-story, pre-war building at 283 West Broadway has been gutted in preparation for its conversion to a residential condominium building.

The brown brick building is distinguished by a large, arched window on its next-to-top floor and by an old painted sign on its south facade that reads "Samuel Levine Plumbing & Heating Supplies."

The building is just to the south of the very ornate pre-war commercial building at 285 West Broadway and across a small park from the site of 1 York Street, a residential condominium project designed by TEN Arquitectos of which Enrique Norten is a principal.

It is also across Church Street from an attractive 7-story red-brick residential building under construction just to the north of the handsome former American Thread Company building that was one of the first large residential conversions in TriBeCa.

283 West Broadway is in the middle of the block between Lispenard and Canal Streets and two blocks south of the SoHo Grand Hotel. There is a subway station at the corner at Lispenard Street.

The building is being developed by Dynamic-283 West Broadway LLC, which has offices at 681 Fifth Avenue and of which Samuel Lee is a principal and Brad Jackzon is a manager.

It will have five full-floor apartments above its ground-floor retail spaces.
