Construction is underway for a 48-unit residential condominium building at 123 Third Avenue on the southeast corner at 14th Street.

Orange Management Inc., of which Andrew Bradfield is a principal, is the developer and Perkins Eastman is the architect.

The 18-story building, which is also known as 200 East 14th Street, will have apartments that will range in size from 515 to 2,300 square feet and 10- or 11-foot-high ceilings.

The building will have a garden with an outdoor movie screen and a fitness center and lounge on the second floor. It will have discrete air-conditioners and some corner windows and some terraces as well as abut 3,000 square feet of ground-floor retail space.

Orange Management is also developing the 12-story apartment building at 22 Renwick Street between Greenwich and Hudson Streets that has been designed by Philip Johnson Alan Ritchie and Garrett Gourlay.

The property, which also has an address of 200-204 West 14th Street, was acquired in 2008 last year for about $17.5 million from Danrose LLC and 123 Third Avenue Realty LLC.

The building is across the avenue from the recently completed, 21-story 110 Third Avenue apartment building on the former site of the historic Variety Arts Theater between 13th and 14th Streets.

According to an article in yesterday's edition of The New York Times by C. J. Hughes, completion is due next year and sales will start in November at about $1,000 a square foot, about a 17 percent discount from initial plans.
